Bulging Brick: What It Means and When It Is Serious

Most people find it by accident, standing at the wrong angle in evening light. A bulge is not automatically an emergency, but it is never nothing, and the difference is measurable.

You usually find it by accident

Nobody spots a bulge looking at their own brick straight on. Brick is busy to look at and the eye forgives a lot. What happens instead is that you park at an unfamiliar angle, or low sun rakes across the wall, and one area is suddenly casting a shadow it never cast before.

The next question is always whether the wall is about to come down, and the honest answer is almost always no, not this year and probably not this decade. But a bulge means something behind the brick has physically let go, and unlike a hairline crack it has no harmless explanation waiting. The useful response is neither panic nor a shrug. It is measurement.

Checking it properly from the ground

Stand at one corner, put your cheek near the brick, and sight down the face the way a carpenter sights a board. Deviation invisible head on jumps straight out. Do it at three heights, because a bulge running the full wall reads differently from one sitting in a band under the eave.

Then get a number. Run a tight string from corner to corner, held off the wall on two identical blocks, and measure the gap at the worst point. Photograph the tape in place and write the date on it. That measurement is worth more than any description, because everything that follows depends on whether the number changes.

  • Vertical cracks running through brick rather than stepping through joints
  • Joints wider at the middle of the bulge than at its edges
  • Rust staining bleeding from a joint above a window or door
  • Brick faces spalled or flaking anywhere in the affected area
  • A hollow sound when tapped, compared with a sound area nearby

What is actually holding the brick on

Most homes built around Murfreesboro, Smyrna and La Vergne in recent decades are brick veneer over a wood frame. The brick carries its own weight down to a ledge on the foundation and nothing else. It is a rain screen one unit thick, standing off the sheathing with an air gap behind it.

What keeps that skin upright is metal ties, corrugated strips nailed to the studs and bedded into mortar joints on a grid. They are cheap, buried, and they are the entire mechanism. Older solid masonry near the historic square works differently, bonded through its thickness with header courses, and a bulge there means the wythes are separating from each other. That is a more serious finding and a different repair.

Why ties give up in this climate

Ties are thin steel, and steel in a wet cavity rusts through fast. The water rusting them is usually water that was supposed to leave. A cavity drains to flashing at the base and out through weep holes in the bottom course. Block those weeps with mortar droppings, piled mulch, or a homeowner sealing them against wasps, and the cavity holds water against the ties for years.

Freeze and thaw sets the pace here. Middle Tennessee does not hold one long hard freeze, which sounds like an advantage and is not. The wall drops below freezing overnight, comes back above it by the next afternoon, and does that again a few dozen times before spring. Each crossing wedges the joint wider and takes a little more off the brick face, so a Rutherford County winter leaves a wet cavity wetter than it found it. The other common origin is installation. Ties are quick to skip and easy to nail into sheathing instead of a stud, and nobody can inspect them once the wall is up.

Three things that look exactly like tie failure

A rusting steel lintel over an opening does not release the wall, it pushes it. Corroding steel expands to several times its original thickness and jacks the courses above outward. The tell is location: the bulge sits directly over a window or door, the joint above it is opened up, and there is usually a rust stain. That one is a repair, not a monitoring case.

Footing movement is the second, and around Murfreesboro it is usually what sits behind a wall that leans rather than bulges. The clay here shrinks hard in an August drought and swells again with the fall rain, and where it lies in a shallow layer over limestone the footing is carried unevenly. A wall racked by that reads as bowed near a corner. The third is that some walls were never straight. Hand laid 1800s brick, and a fair amount of 1970s work, has waves that have sat quietly ever since. Only a dated measurement tells an old deviation from a new one.

When watching it is the right answer

Plenty of bulges can be monitored, and saying otherwise would be selling fear. If the deviation is modest, the brick faces are intact, no cracks run through units, the area is away from openings, and nothing has changed across two full seasons, you have a wall that lost some ties long ago and found its equilibrium.

Use the watching period productively. The best thing you can do for a bowed veneer wall is get water away from it. Clean the gutters, run the downspouts well clear of the foundation, pull mulch and soil off the weep holes, and cut back shrubs keeping the wall damp. A cavity that finally drains stops making the problem worse.

  • Measure at the same point twice a year and write the date on it
  • Photograph from a fixed spot with a tape in the frame
  • Note anything new: cracks through brick, loose units, fresh rust staining
  • Keep the record even when nothing changes, because a flat line is the finding

When the watching has to stop

Some observations end the conversation on the spot. Movement between two measurements. Cracks running through brick rather than around it. Loose or missing units. A bulge over an opening with rust showing. Deviation you can see from across the street. Any of those means a mason or a structural engineer on site, and it does not wait for spring.

The repair is less dramatic than people expect. Veneer still in decent shape gets re-anchored with helical ties drilled through the mortar joints into the framing behind, and the holes repointed. Invasive to do, nearly invisible afterward. Where the brick itself is spalled or the wall has moved too far, that section comes down and is rebuilt with the original brick cleaned and reset. If units are actually falling, keep people off that side of the building and make the call the same day.

How much bulge is too much?

There is no single number. Wall height, veneer or solid, and what the brick itself is doing all move the answer. Change matters more than size, and here you have to control for the season to read change honestly. The clay under Rutherford County is swollen in April and pulled well back by the end of a dry August, so take the measurement in the same month each year or you are comparing two different soil conditions. A stable deviation with sound brick is a different animal from a smaller one that grew.

Can the ties be replaced without taking the wall down?

In most veneer cases yes. Retrofit helical anchors are drilled through mortar joints into the framing behind, set on a pattern across the affected area, and the joints repointed after. The wall stays standing throughout. Full rebuild is reserved for sections where the brick itself has deteriorated.

My house is only fifteen years old. Is a bulge possible already?

Yes, and it usually points to installation rather than age. Missing ties, ties nailed into sheathing instead of framing, or weep holes blocked with mortar droppings all produce early problems. The newer veneer going up around Smyrna and La Vergne is not exempt from any of it. If any builder warranty period is still open, document what you find before doing anything else.

Is a bulging wall going to collapse?

Sudden collapse of a whole wall is rare, and most bowed veneer stands for years. The realistic hazard is local: individual brick working loose and dropping, which matters over a doorway, patio or walkway. Wind is what turns a slow problem into a fast one, and the hardest wind Middle Tennessee sees arrives with the spring storms, on a wall that has already lost the ties meant to hold it back. If units are loose or fragments are coming down, close off that side rather than waiting to see.

Would sealing the brick stop the ties rusting?

No, and it can make it worse. The water reaching the ties comes through joints, over failed flashing, or from a cavity that cannot drain, and a surface sealer closes none of those paths. What it does do is slow the wall drying outward, leaving moisture against the steel longer.

Do I need an engineer or is a mason enough?

For a modest, stable veneer bulge with sound brick, an experienced mason can assess and re-anchor it. Bring in a structural engineer when the wall is solid masonry, when the bulge is measurably moving, when it comes with foundation cracking, or when the wall carries load. An engineer also separates the diagnosis from the person selling the repair.
